When we spotted this 3x2 renovated that was literally one day on the market, we knew straight away this was a deal. Located 25km from Perth CBD, 41min drive or 51min by public transport, located very close to a lot of amenities from local shopping centre, restaurants and all.
Land size is 1053sqm zoned R25/40. Had side access and as you can see on the photo, it has sufficient size to do rear subdivision during the rising market. What's interesting is, since this is a renovated 3x2, from the data we gather, this property can be rented out for at least $300-$325/week which will make it a 6.9%+ gross rental yield.
Owner and agent were very adamant that price was supposed to be FROM $235k, however, using negotiation tactic and being familiar with current market, we were able to convince them to sell it for $225k. Domain values this property for $270k. I mean...we just recently purchased 801sqm property for $205k in the same suburb, therefore, take a price/sqm approach, this 1053sqm property should be way more than that.
