Profiting From Duplex

1-MIN READING: #Property #investing is actually a very simple concept. There are literally just two primary strategies in creating wealth through property:
• buy-hold;
• buy-flip.

These primary strategies can then be married to the sub-strategies. Now, these sub-strategies are the very ones that will help you create wealth if you execute them properly. Example of the sub-strategies are renovation, retain-subdivide, subdivision, student accommodation, room-by-room rentals, AirBNB, etc.

To make it clearer, let’s do an example: buy-hold + renovation. In this instance, you renovate the property to increase rental yield, then you hold it for a long time.

Another example is: buy-flip + retain-subdivide. With this one, you retain the front property, subdivide the rear then you flip the land. And so on. You get the gist.

In this opportunity I would like to share with you a Duplex Profit strategy. The primary strategy we are executing is buy-hold in a form of duplex purchase. A duplex is dual survey-strata property sitting in a single large piece of land. If you can buy and hold both properties, not only can you get dual stream of rental income, you are holding a large piece of land. After all, building depreciates while land appreciates.

Another benefit when you buy a duplex is: you get 2 street-front properties which in general attract better rental income than a rear property.

An example is this particular property that I present to my buyer. A duplex sitting on a total of 920+sqm land. To buy both, you are looking at around $300,000. Each can be rented at $240/week. Gross yield on this will be ($480 * 52) / $300,000 = 8.32%. No strata fee, and you’re holding onto a large piece of land which, as time goes by, shall increase in value.
